SELLING YOUR HOME

As your realtors, we are your fiduciaries and local real estate experts. But there's so much more to it. We will also be your counselors, project managers, marketers, event planners, "tour guides" and negotiators. We wear all these hats so that you don't need to. Simply hand us the keys and we'll take care of the rest. 

Phase 1: Initial Consultation & Home Walk-Through

We're your counselors here. Our goal is to understand your needs and create a plan to best meet them. 

We’re always available to chat! Just count on us as your local expert, resource and sounding board. The main goal is to understand your situation, expectations, goals and timeline. We would be happy to begin addressing concerns and answering any questions, as well as discussing current market conditions and recent comparable sales. Once we determine we would be a good fit for each other, we will proceed to a home walk-through (in person or virtual). We will send you the Listing Agreement for review in advance.

During the home walk-through, we will gather data points to tell your story, provide a thorough analysis of home condition and market condition, and create a plan of action to best meet your goals. Our pricing strategy is a three pronged approach: looking backward at comparable sales, looking forward at market forecast and looking inward at your situation. We will be ready to move to the next phase after signing the Listing Agreement. 

Phase 2: Prepare Your Home For Sale

At this phase, we are your project managers, addressing the smallest details.

We will ensure home is ready to go to market on time by coordinating vendors of your choice or per our recommendations. Kevin is Project Management Professional (PMP) certified as well as certified by Keller Williams to offer interest free loan to enable ready-to-sell renovations. We will order home inspection (to encourage as-is offers) and complete the Disclosure Package together by filling out the Transfer Disclosure Statement (TDS) and Supplemental Sellers Checklist (SSC) or Supplemental Seller Questionnaire (SPQ). Throughout this process, we will provide daily and weekly updates to you.

Phase 3: Introduce Your Home To The Market 

To us, this is the most fun and exciting phase. We will be your marketers, event planners and "tour guides." 

Your home will be presented by both Coming Soon and Just Listed marketing to MLS area neighbors, curated area's top agents and targeted buyer profiles. Our unparalleled marketing package includes:

  • Floor plan

  • Property website

  • Broker tour

  • Neighborhood preview open house

  • Twilight tour

  • Catered mega open house

  • Fortressing signs for maximum exposure

  • Daily and weekly updates for you 

Phase 4: Offers & Escrow

This is the home stretch. We will be your negotiators and project managers.

We bring 20 years of global Fortune 500 experience to help you achieve the best and highest offer. We follow up on all potential offers and actual offers before, during and after negotiation to ensure the best outcome as well as backups. 

Once an offer is accepted by you, we work with best in class escrow partners and transaction coordinators to ensure compliance and closing. Key steps:

  • Buyer's Initial Deposit: Typically one to three business days from ratified contract.

  • Inspection and contingency removal if any.

  • Appraisal: If there is a loan, the lender requires an appraisal and approval by the underwriter. We attend the appraisal to ensure proper representation.

  • Signing: Sign closing paperwork in person for notary purposes or we are happy to schedule a mobile notary. We also attend the signing to answer any questions. 

  • Final Funds in Escrow: Typically within one to two days before close of escrow, all the buyer's funds and lender's funds are deposited into escrow. 

We will keep you informed every step of the way until county recording and funds arrival in your bank account.
