Mid-Peninsula Market Pulse — Week of August 14–20, 2026
Here's your weekly read on the ten Mid-Peninsula markets I follow: Belmont, Burlingame, Foster City, Hillsborough, Menlo Park, Palo Alto, Redwood City, Redwood Shores, San Carlos, and San Mateo.

Local Market Activity (July 21 – August 20)
The Mid-Peninsula closed 138 homes in the last 30 days — 45 just this week. The typical home sold for $2.4M and went for 106% of asking, so sellers are still getting a premium over list. Redwood City led on volume with 21 single-family closings, while Palo Alto (~$4.2M) and Menlo Park (~$4.33M) led on price.

Single-Family by Price Point
Break the 100 single-family sales into price bands and the pattern is clear. Under $2M: 19 sold at 105% of list in about 27 days. The $2–3M band was the busiest with 33 sold at 107% of list in roughly 26 days. The $3–4.5M tier ran hottest — 27 sold at 111% of list in just 19 days. Even $4.5M+ held up: 21 sold at 108% of list in about 25 days. Over-asking isn't just an entry-level story here — it runs all the way up the price ladder.

This Week vs. the 30-Day Pace
Single-family stayed hot: 100 sold over the trailing 30 days at about 24 days on market and 108% of list. Condos are the softer lane — 38 sold at 99% of list. Their 30-day average of 42 days is skewed by one unit that sat 132 days; the median condo actually sold in about 27 days. This week's 12 condo closings leaned slower (median near 73 days), so read the condo side as steady, not suddenly cooling. The single-family homes that closed this week had a $2.8M median — right in line with the 30-day $2.9M, not skewed high.

The Move Math
Here's what today's numbers mean for a move, using current medians and this week's 6.65% 30-year rate. (Payments are principal + interest, 20% down; taxes and insurance are on top.)
Trading up — condo to single-family:
Median condo $1.14M → 20% down, finance 80% (~$914K), P&I ≈ $5,870/month plus HOA. Many condo buyers here are investors paying all cash.
Median single-family $2.9M → P&I ≈ $14,920/month. Single-family buyers today often put 40–50% down or pay all cash, given rates and opportunity cost.
The gap: stepping from the median condo to the median house is about $9,050 more per month in principal and interest.
Downsizing at 55+ — don't forget Prop 19.
If you're 55 or older, Prop 19 lets you carry your existing low property-tax base to your next California home — anywhere in the state, up to three times. On a home you've owned for decades, that can mean keeping a tax bill tied to a $500–700K assessed value instead of today's market price — often $20,000+ a year in savings. For a lot of longtime owners, that's the difference that makes downsizing pencil out.
The Macro Corner.
Mortgage rates: The 30-year fixed dipped to 6.65% (from 6.67% last week; 6.58% a year ago); the 15-year is at 5.95%.
The Fed: Held the target range at 3.50%–3.75% on July 29 — its fifth straight hold. Next decision lands September 16.
Inflation: Headline CPI is 3.4% year-over-year (July), core CPI 2.5%, and the Fed's preferred core PCE 3.3% — all still above the 2% target.
Wall Street: A rough week: S&P 500 −1.9%, Nasdaq −2.5%, Dow −1.8%, as bond yields rebounded, oil rose on Iran tensions, and Walmart fell 9% on soft U.S. sales.
Bottom line: Rates are drifting down and the Fed's on hold, but locally it's tight supply — not rates — driving prices. Homes are still closing over asking.
